Once you have found your dream home, get in touch with us and we will first of all note interest with the sellers’ solicitors.  We will then go through the home report with you and discuss what offer you would like to make, along with any conditions you may like to request, including date of entry and any extras to be included in the sale.

It is really important that we help you become the most attractive bidder on your preferred property.  Inevitably this will depend to a large extent on the price you are willing to pay, but other factors will come into play including your financial situation, whether you have a property to sell first, and the desired date of entry. We will discuss all of this with you prior to making an offer.

Our team is very experienced and also has, at its fingertips, access to up-to-date data on the current market.  Looking at trends, considering how long a property has been on the market, the type of property and its location will all help us to advise you on what price you should offer.

We want to help you find your next home and will stay by your side as long as that takes.  It is hugely frustrating to miss out on your dream home and we know how important it is to find somewhere special so we want to help as much as we can.

There is a great deal of work that goes into making an offer, however, so after two unsuccessful offers, we will need to charge you a nominal feel on any future offers – we will advise you of these charges at the time.

The price of the legal work for a property purchase – from noting interest, to making an offer, to negotiating the purchase and concluding missives, to completing the transaction – will depend on many factors. Purchase price is a key factor but there are other fees which will need to be covered as well.  All of these are agreed up front with you so you will be confident that you know the costs involved.

Other costs, like mail redirection, a van or removal lorry and a celebratory dinner, are up to you.
